Subsale vs New Project
The better choice depends on timeline, cash flow, inspection needs, financing, renovation appetite and the price gap after all incentives and costs.
Should a JB buyer choose a subsale or new launch?
A subsale offers an inspectable completed unit and current neighbourhood evidence. A new project offers a newer product, progressive construction and possible developer packages, but carries delivery and future-market uncertainty.
What buyers should know
Five key points.
- 01
Subsale buyers can inspect the exact unit, view, defects and management.
- 02
New projects may provide staged payments and warranties under applicable HDA documents.
- 03
Subsale requires valuation, title and seller-encumbrance checks.
- 04
New-project completion, surrounding works and future supply remain uncertain.
- 05
Compare net price—not headline rebate or furnishing value.
Practical example
A RM900,000 new unit with packages is not automatically cheaper than an RM820,000 subsale after renovation; calculate total cash, interest during construction and time before use.
Examples are simplified for education and do not replace an assessment of the actual purchaser, title, SPA, financing or tax position.
Before committing
Buyer checklist.
- ✓ Prepare two complete cost sheets using the same loan assumptions.
- ✓ Inspect subsale management records and defects.
- ✓ Read the new project SPA, completion date and LAD provisions.
- ✓ Compare actual achieved rent rather than projected rent.
