RTS explained

What is the RTS Link?

The RTS Link is a dedicated cross-border light rail shuttle connecting Bukit Chagar, Johor Bahru, with Woodlands North, Singapore.

It is designed to reduce pressure on the Causeway and make rail travel between the two cities faster and more predictable. It is separate from Singapore’s MRT network, but Woodlands North provides access to the Thomson–East Coast Line.

How the journey works

One departure point. Two immigration clearances.

Co-located Customs, Immigration and Quarantine facilities are planned at each terminus, so travellers clear both countries before boarding and do not repeat immigration on arrival.

Potential benefit

What can RTS bring to Johor Bahru?

Direct benefit: an additional high-capacity cross-border transport option. Wider opportunity: more predictable movement may support commuting, visits, business activity and demand for well-located homes.

01

Connectivity

A rail alternative that is less exposed to road traffic conditions than cars and buses.

02

Time confidence

More predictable station-to-station travel can help regular commuters plan their day.

03

City activity

More convenient visits may support retail, hospitality, services and business interaction.

04

Housing relevance

Selected JB homes may appeal to people who value practical access to both cities.

Opportunity by purpose

Who may benefit—and how?

The RTS creates a connectivity driver, not a guaranteed property return. Start with the intended use, then test whether the specific building, price and route genuinely fit it.

01

Own stay

A JB home near a practical RTS connection may make regular Singapore travel more predictable while retaining Johor’s living space and lifestyle.

  • Test the real station journey
  • Prioritise daily liveability
  • Budget for peak-hour travel
02

Long-term investor

Potential demand may come from cross-border workers, relocating professionals and tenants who value access to both cities—but rental performance is never automatic.

  • Compare achieved—not advertised—rent
  • Count competing units
  • Stress-test vacancy and rates
03

Holiday house

The RTS may make a JB city base more convenient for weekends, family visits, shopping and events without relying entirely on driving across the Causeway.

  • Check management and security
  • Calculate low-use holding costs
  • Do not assume short-term rental rights
04

Local Malaysians

Johor residents may gain another cross-border transport choice and better access to Singapore’s employment, business and leisure network.

  • RTS is one part of the commute
  • Last-mile access still matters
  • Fares are not yet confirmed here
05

Foreign buyers

Foreigners may consider a Johor home for personal use or investment, subject to Malaysia’s current state consent, minimum-price, financing, tax and immigration rules.

  • Verify Johor foreign-purchase rules
  • MM2H and property ownership are separate
  • Use licensed legal and tax advisers

Property reality check

Near RTS does not always mean convenient.

Measure the complete door-to-platform journey. A straight-line radius can hide road crossings, heat, rain, gradients, security concerns and long internal walkways.

  1. Walk the routeTime the actual sheltered and unsheltered path.
  2. Compare the premiumCheck whether the entry price already prices in RTS expectations.
  3. Identify the userOwn stay, long-term tenant and holiday use require different layouts.
  4. Test the numbersInclude instalment, maintenance, furnishing, vacancy and resale costs.
