Master Title, Strata Title & Individual Title
Title status affects transfer documentation, financing, maintenance governance and whether a later perfection of transfer or charge is needed.
What is the difference between master, strata and individual title?
A master title covers the whole development land before subdivision. A strata title identifies a parcel within a subdivided building or scheme plus common property interests. An individual title generally identifies a separately subdivided landed lot.
What buyers should know
Five key points.
- 01
A unit can be sold before its strata title is issued, usually through assignment documentation.
- 02
Once issued, transfer to the buyer may require perfection of transfer.
- 03
Strata owners share obligations for common property.
- 04
Individual-title landed homes still have title conditions and restrictions.
- 05
Always conduct a current land/title search through a lawyer.
Practical example
Buying an apartment under a master title does not mean the buyer owns the whole land; the SPA and assignment protect the unit interest pending strata-title issuance.
Examples are simplified for education and do not replace an assessment of the actual purchaser, title, SPA, financing or tax position.
Before committing
Buyer checklist.
- ✓ Confirm whether the relevant title has been issued and registered.
- ✓ Check encumbrances, restrictions and land use.
- ✓ Budget later perfection legal fees where applicable.
- ✓ Ask who currently manages the common property.
