Does Singapore ABSD Apply When Buying in JB?
The JB purchase instead attracts Malaysian and Johor costs. If the buyer later purchases residential property in Singapore, current IRAS rules and ownership definitions should be checked at that time.
Does a Singaporean pay ABSD for a Johor property?
Singapore ABSD is a duty on acquisitions of Singapore residential property. It is not charged by Singapore merely because a Singaporean buys a home in Johor. However, overseas ownership may affect HDB eligibility and should be considered separately.
What buyers should know
Five key points.
- 01
ABSD and Malaysian MOT stamp duty are different taxes in different countries.
- 02
A JB home does not become Singapore residential property.
- 03
Malaysian foreign-buyer transfer duty, Johor levy and consent can apply.
- 04
HDB private-property restrictions are separate from ABSD.
- 05
Ownership structures should not be used to conceal beneficial ownership.
Practical example
A Singapore citizen buying a RM1 million JB residence would budget Malaysian/Johor purchase costs, not Singapore ABSD on that JB instrument. A later Singapore purchase needs a fresh IRAS analysis.
Examples are simplified for education and do not replace an assessment of the actual purchaser, title, SPA, financing or tax position.
Before committing
Buyer checklist.
- ✓ Confirm purchaser citizenship and PR status.
- ✓ Ask a Singapore tax adviser about any later Singapore acquisition.
- ✓ Check HDB rules independently of ABSD.
- ✓ Budget Malaysia’s stamp duty and Johor consent levy.
