What Is Progressive Loan Interest?

Progressive interest is a financing cost, not repayment of the full principal on day one. It generally rises as more of the loan is disbursed.

Why do new-project buyers pay interest before receiving the keys?

For a property under construction, the bank releases the loan progressively as certified stages are completed. The borrower usually services interest on the amount already released before the full loan converts to the normal instalment after completion.

What buyers should know

Five key points.

  1. 01

Early construction stages produce lower interest than later stages.

  2. 02

Rate changes affect the progressive-interest amount.

  3. 03

Developer interest-bearing schemes must be read carefully.

  4. 04

Delays can extend the period of interest servicing.

  5. 05

The buyer should keep a cash buffer beyond the down payment.

Practical example

If RM300,000 has been disbursed at 4.2% p.a., a simple monthly interest estimate is about RM1,050 before daily-balance and bank adjustments.

Examples are simplified for education and do not replace an assessment of the actual purchaser, title, SPA, financing or tax position.

Before committing

Buyer checklist.

  • ✓ Ask the bank for a stage-by-stage illustration.
  • ✓ Track every disbursement notice.
  • ✓ Budget for rate increases and construction delays.
  • ✓ Clarify when full principal-and-interest instalments begin.
